CS 340: restructuring real-estate objects in ERP

Real-estate structures that have evolved over time do not always match the business organisation required in ERP. Business entities, buildings and other real-estate objects therefore need to be reviewed and, where necessary, restructured in a controlled way. Using ETTLIN as a practical example, COS-33 showed how CS 340 particularly supports splitting business entities and combining buildings.

ETTLIN is one of the most long-established textile companies in the Karlsruhe region. Founded in 1836 as the Ettlingen spinning and weaving mill, it was, according to the company, the first joint-stock company in the German cotton industry. The historic manufacturer has developed into a family-owned group that produces technical textiles and manages real-estate sites in Ettlingen and Berlin. The example therefore links a real-estate structure that has evolved over generations with the task of reorganising existing ERP real-estate objects in a transparent business process.

Practical value of CS 340

Existing ERP real-estate objects can be reorganised in a controlled way. Business entities can be split and buildings combined so that the business structure reflects the actual organisational requirements.

CS 330: bundling and comparing service charge settlement

CS 330 is designed as a cockpit and mass-processing solution for SAP RE-FX service charge settlement. The add-on bundles the main activities in a single transaction and supports multiple business entities in one run. Settlement parameters can be prepopulated automatically, while multiple settlement periods can already be compared during simulation.

The verified scope also includes determining owner-borne costs, flat-rate settlement, service charge expense in currency per square metre, transparent presentation of results and Excel output. Settlement status can be accessed directly from the business-entity master data; mass processing maintains one settlement ID per business entity.

Practical value of CS 330

The business steps of service charge settlement are bundled across business entities, made comparable by period and presented transparently as KPI reporting. Calculation and posting logic remain in SAP RE-FX and CS 330; SAP RE-FX systems within existing ERP landscapes are supported.

Inside CS330 analytics

The following screens show a development and analytics layer built on CS330 result reports. KPI reporting and multi-period comparison are verified CS330 functions. “Ask CS330” and generative AI are described as an additional analytics interface and are not confirmed as productive standard scope in the reviewed material.

Analytics and AI boundary

The AI Intelligence shown is an additional analytics layer. AI may explain results, highlight patterns and prioritise checks; settlement and posting remain in SAP RE-FX and CS 330.

Business context of this article

COS-33 presented both solutions at the 28th “Immobilien- und Facility Management mit SAP” congress in Berlin in September 2026. This article summarises the business aspects that remain relevant beyond the event.

Why the two topics belong together

Traceable real-estate structures and transparent settlements complement each other. CS 340 addresses the targeted restructuring of existing ERP objects; CS 330 bundles ongoing service charge settlement and makes multiple periods transparently comparable. Both solutions are external partner offerings from COS-33 and require an individual assessment against the system release, data basis and project requirements.
